Who Grants a License: Licenses are granted by the Montana Board of Realty Regulation (“the Board”).
Qualifications to receive a License: A candidate must complete 60 clock hours of study at a Board-approved real estate school (search schools here), pass a school-administered final exam, and pass a state exam. All candidates must have at least a tenth-grade education, and be at least 18 years of age. Test Content: The Montana state real estate licensing exam is comprised of two separate portions, the national portion and the state-specific portion. Five to ten questions (disbursed throughout both portions of the exam) are considered "experimental" questions and are not scored. Both portions are comprised of multiple choice questions with four answer choices provided for each question. Test takers are allotted 4 hours to complete both portions of the exam. To achieve a passing score on the national portion of the exam, the test taker must correctly answer 80 (out of 100) questions. To achieve a passing score on the state-specific portion, the test taker must correctly answer 23 (out of 33) questions. The exam is presented in a computer-based format, but accommodations for paper-based tests and/or oral testing can be provided with special arrangements.

How to Apply for the License: Candidates must, within twelve months of passing the state exam, provide the Board with the following documents: (1) completed application and application fee; (2) original Montana state real estate licensing exam score report(s); (3) certificate issued by a Board-approved school for completion of the 60-hour salesperson pre-licensure curriculum; (4) evidence of completion of tenth grade from an accredited high school or equivalent. Fees: The Board charges a license application fee.

License Renewal Requirements – A Montana real estate licensee must take 12 credit hours of continuing education, plus an additional core course (either online or in the classroom) from a Board-approved provider every year.
Applicable Regulations: Real estate licensees in Montana are regulated under the Montana Annotated Code, Title 2 Chapter 15 Part 17 and Title 37, Chapter 51. Also regulating the industry are the Administrative Rules of the Board of Realty Regulation.
